This IHOP has been here for so long. It definitely needs some renovation but most of the staff has been here forever. On this particular day their credit card machine wasn't working so it was. ash only. I heard a rumor that they were permanently closing in January of 2017 but let's see. We were seated right away even though the place was packed. Gary, our waitor, was just as cute as can be (reminded me of the character form the Disney movie Up). He didn't rush us and brought us cold waters with straws without even asking. I like not having to ask. We both knew what we were in the mood for so ordering was quick and our food came out in 15 minutes, just enough time to catch up. I love the chicken florentine crepe and has become a staple for me here when I'm not in the mood for eegs. The crepe itself is light and filled with grilled chicken,swiss cheese, mushrooms, spinach, and topped with hollandaise sauce. It truly delish and leaves you full. It comes with two so you can always save the other for later. My friend had the French Toast breakfast and it was so much food she brought the rest to her twins. This is my first time at this IHOP. I don't think I'll come back here anytime soon. When I walked in the staff didn't greet me. Actually, I didn't see any host working. I get that the restaurant is pretty pack, but there has to be a host working the door and greeting people. I had to wait for the host and when he got there I had to ask for a table. It was like he didn't want to help me. He didn't tell me the wait or anything. When I got to our table, they didn't arrange the table for five so we had to wait for them to fix that. Which, isn't a big deal but I figured while we were waiting that was being fixed. Our waitress sucked! She was nice to do me a favor but her overall performance sucked! I get that you probably have better things to do, but can you make sure our order isn't coming late and then it's already cold at the table? My food--which was easy to make took forever. It was like some one was taking the skin off the potato and slow cooking my food. It didn't even taste that good. My friend order the easiest thing to make and she got her's last! Came tonight 11/13 @ 1am for some late night grub because me and my husband are night owls and I didn't cook and I wanted pancakes. I signed up online to place a Togo order but something told me not to check out ( because when you order online you have to pay and put your card info in ). I tried calling a few times but no answer. Got to the location and the door was locked ( which is fine because it said online that the doors would be locked after 12am and it was 1am no big deal ). I decided to knock on the door upon our arrival - last time we came late like this a gentleman was at the front . No one was at the front this time so we started to knock ( we knocked HARD a few times and no answer ) during this time I'm calling again like I was before but it was like they took the phone off the hook so we said let's go. I was fed up and upset because I wanted pancakes and had the taste in my mouth. My husband said he thought he heard a noise in the back so we drove around just to be nosy and we found two dudes out back . NO WONDER NO ONE ANSWERED OUR KNOCKS . ( ATTACHED PICS & VIDEO) Honestly everything happens for a reason I'm glad we didn't get anything to eat , because it looked like one of them were spraying insecticide and the other dude that was with him was coming out the kitchen (and left the door open ) while we were coming around back and was right there along with him talking it up. On Saturday we were planning to go to Denny's around 3am. Denny's had a bunch of kids outside messing around and we just didn't want any issues, so we decided to go over one block down to IHOP! Let me tell you, I was happy I did. It was ashamed that it was a bit empty, but the service and the food was GREAT! My sister in law and I had the Sampler. Chicken Fingers with a honey mustard sauce, Cheese sticks with marinara sauce and I had Onion rings while she got the seasoned fries. Everything was delicious, the onion rings were crispy and you can taste the onions, the chicken fingers were crispy and the Cheese sticks, don't get me started on the cheese sticks. They were big and it wasn't just breading like most places, it was filled with tons of cheese that melted in your mouth. As a matter of fact I'm getting hungry just writing this. LOL My sister in law's seasoned fries were pretty good, I have to admit though not as good as Denny's. This is only because they season after the fries come out, so the seasoning is different than most seasoned fries. My brother got the ham and cheese omelet with pancakes, also very good...(so he says and proved it with an empty plate). My boyfriend had the Vegi omelet with hash brown and toast. I tasted his omelet and it was so good, moist and made just right with melted cheese on top and the hash browns, well lets just say I had to sneak in more then just one bite. =) Our waitress was very nice and attentive, I was happy because at Denny's they always disappear and barely come to re-fill your water. Here's the particulars for the Cutler Bay branch of the chain....The good: Pleasant, funny host for a Monday morning, seated us quickly.....the hash browns were good as was the seasonal pumpkin spice coffee served in a big cup with whipped cream and nutmeg. Not so good: the rest of the food. The colorado omelet had the taste of institutional grade meat, and it wreaked havoc on my digestive tract for several hours after. The chicken and waffles were MEH...no chain restaurant can really do this dish justice. Bad: cleanliness: the table felt sticky and the container holding the syrups had a thick coating of stickiness on it. The hang-down light fixture over the table had a THICK coating of dust. Imagine a dust bunny falling into your so-so food! Also, spotty A/C kept one section (mine) of the building uncomfortably hot, and another section up front really cold. For this area, avoid the chain restaurants, and drive a couple of miles up S. Dixie Hwy. to Walter's Coffee Shop for a MUCH better breakfast and keep your money in the local economy. read more

Beware of ordering online from this place. They don't quite have it together on receiving and filling orders. I order online at 10:00 AM. It says my order will be ready at 10:23. I arrive at 10:30 and am told my order is not ready. People are ordering food at the restaurant at 10:30 and are getting their orders before I get mine even though I ordered more than 30 minutes before them. I asked about my order and was told it was being boxed up. 15 minutes later I told them forget it I would dispute the charge with my Credit card company. As I am leaving they brought my order out. I took it home and the food was good but an hour and fifteen minute for eggs & pancakes is ridiculous. Online ordering doesn't save any time, it's a joke. I would have been served faster has I just walked in the restaurant like the other customers who got their orders before me. I will never ever order online again with this ihop. My boyfriend and I came to this establishment 7/17/21 for breakfast the wait time was about 30 mins to be seated after being seated the manager was our server and took our order. The food alone took about an hr to come out. Another group of people was seated like 20 mins after us and in less than 15 mins of them being seated all if their food came out. We still don't have our food. I asked the manager what was the hold up he started saying something about people wit a take out order then said they were trying to see if they had the food I ordered. When we first arrived we noticed there was no host. After waiting too long we asked a server to be seated and was told to sit wherever we want and they are under staffed. We ordered our drinks and food our drinks had to be served in plastic cups because dishes were not washed. After waiting for 30 minutes our server said our food should be out in 15 minutes and there was only one cook so we waited. Soon after that, there was a shift change in which the new server did not come to our table. After waiting another 15 minutes we asked about our food. She went to go check and told us our ticket was skipped and we would have to wait another 20 minutes. At that point we waited over an hour total. There was no reason to continue to wait. This location is not kept cleaned and the service was horrible. You can hear workers cussing. I am only giving one star in order to post this review other than that I would leave it blank. I have gone to Denny's time and time again in the past and have always left irritated and disgusted by the food and service. Then I was introduced to iHop! Again I was skeptical because I thought it was for "old people" No offense!! ;). Lo and behold.... It was absolutely delicious!!! I went twice in one week. I wouldn't recommend eating at this IHOP. The ceiling was dirty and looked moldy, the glasses were dirty, the service was awful. One waitress was incredibly rude, proceeding to answer our questions aggressively and didn't seem to care at all about her job, and the other waitress was more worried about cleaning tables than remembering that she hadn't yet brought out one more plate of food to our table. This is the third time I've been to this IHOP, and 3 times too many apparently because every time I come here in hopes of it being better than the last visit it turns out to be worse. If I could have talked to the manager it would have been nice but unfortunately he was nowhere to be found. If I could rate this restaurant with no stars I would, but since this isn't possible my one star is going to go towards the food that was mildly decent once I actually received it. Ordered online because I called to make an order and after 40 mins of waiting no one picked up. My online order said it would be ready at 10:25am. I arrived at 10:45am order was still not ready. Lobby entrance was packed, no social distancing enforced. Okay, they are clearly busy so I won't complain. But then I ended up waiting about 20 more minutes. I get my order and leave only to find out an order of fries are missing. I normally would've checked to make sure I had everything before leaving but it was packed and chaotic. I go back to ask for a refund if the fries aren't ready. They force me to wait about another 20 mins for about 16 fries. I hate to write a bad review but bad service needs to be known. If it's backed up to the point people are receiving orders 30 mins to an hour after they are supposed to, along with receiving the wrong or missing items, they should let that be known on the website so customers can be informed. read more

I was almost scared to come here because of the awful reviews, but my love for IHOP won out and I decided to come here and try out this location. First of all, I think you either love IHOP or hate IHOP. If you expect a gourmet farm-to-table experience, this is NOT it. You come to IHOP for great American comfort foods served up at an affordable price. I go to IHOP for the all day BREAKFAST because breakfast is the best meal of the day!!! This location is much larger than others I have been to which is a huge plus! On the day I was there, we were seated quickly and the restaurant was clean. There seemed to be some issue with the A/C because they had temporary units set up. But that didn't bother me because the temperature was comfortably cool, so no problem. We typically order some version of eggs, bacon, hashbrowns, pancakes and coffee. You can't go wrong ordering these classics. I always enjoy IHOP's choice of syrups and fun holiday themed pancakes. For me, I haven't celebrated fall until I have an order of IHOP's pumpkin pancakes. The one weak spot at IHOP is their terrible coffee. It's not just this location, but every IHOP I've been to has weak tasteless coffee. And their specialty coffee drinks are just as awful.
