    As one of the neighboring homeowners, I wanted to share my own experience with this management company. For months, I repeatedly attempted to contact them regarding serious concerns involving one of their rental properties. I called multiple times, sent several emails, and even offered photos and security camera footage documenting what was happening. Unlike some of our neighbors who were able to speak with someone, I never received a response to my calls or emails. During that time, our neighborhood dealt with ongoing issues including suspected drug activity, excessive trash, vermin, abandoned animals, and a property that continued to deteriorate. My family watched these conditions worsen while our repeated attempts to report them went unanswered. The situation ultimately escalated when the trailer on the property caught fire, requiring firefighters and law enforcement to respond to our cul-de-sac. Thankfully no one was injured, but it was heartbreaking to see something so serious happen after months of concerns about the property's condition. Even after the fire, the property remained unsecured for a period of time. We witnessed people scavenging through the debris, entering the property, and individuals repeatedly coming onto the property in ways that appeared consistent with people looking for an opportunity to squat in the vacant home. Several neighbors had to intervene and tell people to leave. It was unsettling to watch our neighborhood continue dealing with safety and security concerns while waiting for the property to be cleaned up and properly secured. I also provided information, photos, and security footage to law enforcement and other agencies in an effort to help document what was occurring. I understand that property management can involve difficult situations, but neighboring homeowners deserve communication and timely action when legitimate safety concerns are repeatedly reported. Based on my experience, I did not feel that happened here. I hope this company improves both its responsiveness and its commitment to maintaining the properties it manages. The impact of neglect extends far beyond the property itself--it affects the safety, peace of mind, and quality of life of the entire neighborhood.

    This management company needs to be held accountable for its fraudulent, greedy ways. I am currently living right next door to their Section 8 property. For several years, the property has been a source of significant distress. Following the tenant's recent incarceration, the residence was abandoned for nine months. This neglect resulted in rotting food and a severe vermin infestation that has spread to my property. the tenant caused extensive damage by breaking all the windows. The site is currently littered with glass and debris, posing a serious fire hazard and compromising the safety of the neighborhood. Finally, this tenant lit her illegally parked RV on fire endangering every home around it! It took nearly TWO WEEKS to get this company to do anything. I contacted this property management company over and over again. No response. My neighbors and I have documented these issues extensively with photographs and records of our attempts to contact. PURE NEGLIGENCE! As long as that money keeps flowing they could give a rats ass about their tenants or properties. The whole front of the house has burnt debris, and they posted it (old photos) on Zillow already.

    I also live on the same street. I had called a couple of times to complain about this house. The house wa trashed & unliveable. A representative took my first call; then all others were ignored, stating the person I wanted to talk to was unavailable. Our emails went unanswered. It took the trailer fire for them to do something. A few of us went to personally speak to the representative when he showed up after the fire. Now, they're advertising this house as soon to be available...it is currently unliveable. Terrible property management company

    Email confirming concession fit high water bill.

    BEWARE!!! we have been renting from this company for three years and have experienced serious greed and hidden fees that the company was ultimately sued for recently for $47 million. In January, we had a water main break. It was no fault of our own. The city took hours to come and cap the leak.. the water bill was more than double and when I reached out to invitation homes , I got the following email response saying that they would ask for a concession for us because their name is on the water bill and technically the line was on the property. Roxana Fernandez has been extremely rude and unprofessional throughout this entire process being unwilling to work with us considering the situation. Now she tells me she doesn't believe that the amount is enough to warrant a concession, even though our bill on average has been about half of this bill and consider considering that I have evidence that the water had been running for hours. This is a problem between invitation, Holmes and Suburban Water systems but invitation Homes and Roxanna specifically does not want to take accountability and make a simple phone call to reach out to see if they can get a concession because we are not the actual account holders. She interrupted me multiple times and then hung up on me refusing to answer any emails. This is the kind of treatment that you received from invitation homes as a paying tenant.

All of the issues in the unit and building continue to exist and will likely be sold to prospective renters without disclosure. Everything is available as LA County Dept. Public Health or Burbank Code Enforcement public record. While the company owner failed to maintain the implied warranty of habitability, he did raise rent by $300, introduce a $35 fee for online transactions, charge for estimated water usage, add chargebacks for repairs and ultimately evict me from the property. The property. 3610 W. Chandler Blvd. Unit #A, remains in a state of uninhabitability currently. The company presents itself as corporate professionalism, but it's just a sole-proprietor with a high-turnover staff that's incompetent on its best day. The conditions pictured still exist.
