I just moved from an invitation home this pass month and was an excellent tenant hut we just received our deposit back and these people charged us for a light bulb that they said was out, not only that but we were told amything we had done by an outside vendor to just leave the receipt and it would not be deducted from our deposit so we were nice enough tomove out early and have the carpet cleaned but these people still deducted the carpet cleaning, stating it did not look clean enough. I have never experienced anything so petty in my life. This management group is horrible and I would advise anyone thinking of renting from these people to reconsider. This will be my second and last review since this review is about our move out experience. We were a tenant for about 10-11 years at the same property and during our move out inspection we were informed due to the age of the carpets it was considered normal wear and tear and we should not be charged for the replacement as is was going to be done anyways. Well of course when it came time to get our security deposit they had charged us nearly 2k for carpet replacement. And now nobody will return our calls when we just want an explanation. Before you think of renting a home from this rental company, just like ALL companies, CHECK YOU MONTHLY STATEMENTS!! They will tack on HIDDEN FEES: Liability Ins. when you've already got your own. Late payments when they were sent on time. Also, air filters. Was told it was sent every 3 months. Yet, I get charged every single month?! If you do find a good home for a decent price; when doing your walk through before move-in, RECORD your walk through. They will hide broken items so that when you do decide to move out, they can add the broken items into your charges at all cost in order to avoid giving your full deposit. We listed a bunch of broken items before we moved in and not ONE was fixed! AVOID ALL RENTAL COMPANIES IN GENERAL. THEY ARE A SCAM!!!! read more

We have had a leak in the downstairs bedroom for the last 3 yrs when it rains. So many people have been out here over time putting a bandaid on the issue. Last month a real provider came out, pulled the drywall, insulation out for drying. We have had several contractors come out for bids. Someone showed up today however I doubt they had a contractors license. They had no idea what they were doing and we ran into language barrier. They were using paint stir sticks to gap the wall and drywall, no insulation was going in. Then they needed to pull up the 2nd main living space to jimmyrig a piece of plywood in. WTF! I'm 1 pissed off Tennant. We have tried to tell them there is major termite damage but it appears no one is listening. The deck holds water and is most likely the cause of this. We are supposed to get a quote tomorrow to redo the deck, however I'm not holding my breath. This is beyond ridiculous. Needless to say I sent the alleged contractors away. There are no words to express the anger and rage I feel towards this Invitation Homes. Believe the negative reviews and DO NOT rent from these people! Here is a list of only a few occurrences while living under their management: 1. We had a HUGE dying tree in the front lawn - called multiple times urging these people to cut it down, the tree fell on its own. It could have killed someone! It fell right on the sidewalk, somebody could have got crushed and DIED! 2. Our back sliding door lock is BROKEN, we called multiple times to get it fixed, we are stuck with a sliding door that DOES NOT LOCK! It's been months and they've yet to fix it. The people they send out do a half @$$ Mickey Mouse job, it blows my mind that people do business this way. We urged them to hurry since there have been suspicious people around the neighborhood but they do not care. We still cannot lock our back door! SO DANGEROUS! 3. MOLD! We have mold all over one side of our house and they deny it, saying it's mildew. The bathroom and bathtub is full of mold. Each time they come out they seal the bathtub with some cheap puddy and call it a day. They painted over the mold on the ceiling then left! There is mold within the actual walls and crevasses of the tub, and within the walls but they will not fix it. We have been complaining about the mold for years now! Disgraceful. 4. We have a crack in our floor tile and the "repair man" rubbed some brown substance on it that literally looked like smears of poop! The tile was not replaced and the crack was not fixed, he literally smeared brown substance that looks poop! The problem is not fixed. There's a soft spot under the damaged tile and there is obviously water damage. There is also water damage on the ceilings on the other side of the house. The house is falling apart and they refuse to fix it! 5. Years ago after one instance when we complained about the "repair man's" crappy and rude service, he lied and told them we have a bunch of pets out of spite for us speaking up against him. I'm truly disgusted. This is bad business, and I'm not sure how other people were able to post positive reviews. Do better! We pay your ever increasing rent with our hard earned money and you're not doing your part. read more

Do not rent from invitation homes! We are trying to move out because we bought a home and bought home owners insurance, which covers the place we are at as well through USAA. Instead of notifying us and telling us they did not receive the new policy from USAA they tacked on more charges to our bill without an e-mail or anything! Then to rope it off...they did send an e-mail stating we needed to have the rental home professionally cleaned and to leave the receipt on the counter! We did a walk through when we moved in and noted that the home was not cleaned when we moved in. We submitted three work orders asking for things to be fixed and the home clean....none were completed! I called and called requesting service and no one came out! Again...DO NOT RENT from Invitation Homes! Oh and they said the home we rented was in a great neighborhood with nice neighbors...the neighbors next door partied 3 to 4 times a week. We had to call the police several times because they had their music up at 2 to 3 am. Plus, the neighbors two houses down the street were all arrested for drug dealing! Avoid renting from this company if possible. There is a reason they have to pay $48 million to renters that they deceived and we learned that the hard way. The workers who came to our home and fixed issues were great but the corporate side is awful. We used a mediator to contact them after our move out, which was a requirement in our lease before we could take legal action. They answered her once and then proceeded to ignore her attempt at communation for months until the states attorney got involved. It seems the strategy to deal with previous renters is to wait them out and hope they give up, which I'm sure works most of the time. I would not be surprised to see another lawsuit in their future. read more

I lived in an Invitation Homes rental for two years and the biggest two complains were 1. When you need something repaired it's difficult to receive service. Each time someone did come out, they were never read in on our request and often unprepared which delayed the process further. We had leaks in our roof for instance and it took months until it was finally addressed. The move out process was not good either. It definitely benefits the owner rather than renter in that you are required to hire a cleaning service and carpet cleaning service no matter how spotless you've left it and regardless of if you have your own carpet cleaner. We were also told to add mulch to the landscaping outside although there was no yard design when we moved in. There were also many times where our rent amount due was incorrect and it is very difficult to get that addressed and corrected. This happened 5 times. read more

Here we go again. This is now a big issue. I am now 5 days without hot water, no ac, no heat, breaker is old and doesn't work . And did i mention i have a sick toddler. This is unacceptable. I reached out to the property manager yesterday on Monday and have yet heard anything back. I have been putting maintenance requests since last Thursday. So either 2 things, the company doesn't care or the owner are too cheap to get things fixed looking for a cheaper quote from 3rd vendors. I know I should be given an option to get a room in the meantime and yet nothing. I'm so frustrated at this point. I had to take my child to the emergency with a fever of 101 taking her from her home to go shower at friends' houses and taking her back in the cold air to a home with no heat and no hot water can't even control the temperature inside the home. At this point, I'm looking to seek legal action. I'm still getting charged for additional things, which I shouldn't be. I reached out to cooperate and property management and haven't been helpful at all. This is what I sent on Monday, and I still haven't heard anything back acknowledging the message , Good morning to may concern. On Thursday night 9/26/2024 the hot water heater went out, the electrical breaker didn't work to restore anything in the house and the thremasat stop working causing me to have no heat or to control the temperature in the home for 4 days today will be the 5th day. I had no hot water for 4 days throughout the entire home,  no heat to keep me and my daughter warm.  Yesterday I had to take my child to the emergency because she had a fever of 101 and an ear infection she is 2 years old so she couldn't tell me what was going on.  Due to taking her out  and bathing her at friends' house, then bringing her back home to no heat, it caused her to get sick,  taking her outside after bathing her. Again, there is no hot water and is unable to control the temperature in the home.  I put in emergency requests that only a plumber came out and was unable to fix the issue, and the work order was closed  indicating it was completed. I had to call maintenance once again stating that the issue is still ongoing and then the Plumber was sent back out after I had to reopen the ticket to not having the issue fixed and was told that I had to wait until Monday.  We had to get a room just to stay warm.  I would like to know if I will be compensated for the 4 days without water or heat, and if the issue is not resolved, what will be the next step? I understand Invitation Homes is in business to make money. It's very challenging to coordinate with them for maintenance on all non immediate emergency house calls. That's important and I appreciated this but there's a customer service. We had four (4) trees needing to be trimmed very badly. (Three are very large.) After sending three plus vendors out for quotes and us complaining they tried two trees. I received a notice that the open request was closed. When I spoke to the office, I was told only trees that have an immediate potential damage the property are being serviced. That's why only two tree are being serviced. The gate to the back yard has been quoted by vendors three plus times. The response back is that Invitation Homes strives to get the best vendor prices. I read more

Hello everyone, I been a tenant for this company since 2017 first the good.. they're always coming if a service or maintenance is requested, the people that do the actual repairs are always good and professional, they come on time and solve the issues (AC plumbing etc) I really feel at home in this house.. if you check the reviews the 5 starts are mostly for the companies that provide the maintenance services that are obviously different and private companies NOT THEM DIRECTLY now the bad that is unfortunately more to say.. Employees at the office messing up and "missing" the money orders that we sent to pay rent.. but of course they sent e-mails messages and even have the nerve once to put an EVICTION ORDER by the door on the 3rd day of the month after THEY are misplacing the money orders. In addition of not getting organized on time with the mail box when they moved from Pasadena to Glendale (California) and I had to waste a whole day at the post offices tracking down the envelope with the money orders.. at the end I canceled everything $25 to canceled each money order, X4 and who pay for that??? ME of course.. that already happens several times. and the most recent issue with the company.. a window broke down due to a big branch that fell from a big tree outside the property, is on the sidewalk.. and yes! You guessed right I BEEN CHARGED for that.. I checked the contract and supposedly the tenant is responsable ONLY if the damage is caused by a pet or once again, the tenant.. neither of those is my case. The Manager hahaha is a joke!! Useless and super rude imposible to reach and if by any miracle he answers the phone you got zero help and lots of attitude :( No wonder why they have a Class Action lawsuit in 11 states because they overcharge for rent picuture below. I'm not saying that the company is completely bad but is neither good.. there's a few things that they can improve, I'm currently trying to make sense with this people to solve this situation.. wish me luck! read more

I've been a tenant of IH for eight years now, and in all this time I've been very happy with the personal attention and assistance I've received from the Entire staff at the Glendale California office. Every issue or problem (relatively few as they've been,) has been resolved in short order-a few days at most. Invitation Homes is a Very large corporate landlord with many thousands of tenants. Yet my communications with them have always made me feel as an Individually valued tenant, not just an address amid the thousands. I'd like to particularly recognize LaTanya Scranton for All the help, suggestions, resources, and general support over all these years. All this throughout with courtesy, friendliness, and certainly patience. While I've given positive reviews before, I feel that this lease renewal (already done) deserves a comment, especially when it Is , again, Positive. We had a kitchen issue and when I called it in for repair request, i got a really quick response and the service request was really easy and user friendly. They even called a day before the scheduled service to see if I would like an earlier appointment. JOASA HUNKIN was assigned to fulfill the service task and he was super friendly,nice and efficient. He even offered some insight on what to do with the wet wood under the sink. He replaced the garbage disposal that was causing the leak and even asked that I check it for myself if im satisfied with it. This is one of the few things I love about invitation homes. They are pretty quick with service and the technicians are always friendly and easy to talk to. read more

They try to keep your deposits and try charging for repairs that were due to their water leak also they double billed me on all repairs.. Also tried to charge me for weeds stating that the lawn died when there was never no lawn to begin with. They wont send me a general ledger of their accounting along with all the utilities bills. You just pay what they put on the app and never see a utility bill. They are a complete joke. I have emails stating id be credit back for the lawn and some other stuff but the check they sent wasn't the correct amount and now Lina doesnt respond to her emails. I know they are easy to rent from but stay far away from them. read more
