We read them and didn't listen...but please....just listen to this review, you will be happy if you do!!! We have been renters from Invitation Homes for 10 years now and finally got the balls to leave. We gave them plenty of times notice (written, mailed and emailed) they charged us for early termination (which we accepted) but the reason we wanted out was because of the horrible customer service, you can never speak to anyone, plus the charges that were added to my rent every month for things like a water bill that has been in my name for the past 10 years that I have been paying ( I sent them several bills and still no credit) renters Ins. (which I've had for 10 years and sent them several PDF's proving, even had my agent sent proof) and other charges. They send in maintenance when you place a work order then charge you for the repairs saying "tenants responsibilities! We moved out, cleaned everything, had house cleaners come in (provided proof of that as well) and paid for a move out clean, they are charging me $425 for a move out clean stating that the house was not cleaned to their standards. Charging me for a dryer vent clean out ( this was never specified when they sent their person to do inspection) the list goes on and on!!! OHHH and not to mention, you sign a 2 years lease and they still raise your rent every year!!!! This company is a SCAM...taking people's hard earned money and taking advantage of the fact they are a big company and know that people will have to spend even more money to take them to court! This is not stopping us from doing so! We took care of that house as if it was ours, we left it better then we got it! Please, just listen to the reviews!!!! DO NOT RENT FROM THIS COMPANY! Joasa Hunkin was our maintenance worker today and he was great. Apparently Invitation Homes will give their handymen $25 gift cards if we leave a review and he absolutely deserves one! As a landlord entity though, Invitation homes is a really greedy and hard to work w company and I hate living in a property owned by them. There were so many issues when we moved in, which we were pushed to do days earlier than we wanted, such as the house having termites and not being cleaned by housekeepers so it was so dirty/dusty inside. As expected, their accountability to ensure the home is functional and affordable is non-existent. I would recommend nobody rent from this company if they have any other options. read more

This company only steals from people they make it very easy to rent from them and are wonderful until they hit you with all this fees that you simply sometimes cant afford and when that happens they will EVICT you unless you pay them. If you happen to pay rent after the 15th of the month you will find out that they already placed you in the eviction process and you will have to pay Thousands of dollars to get out of that eviction process to be able to stay in the property they will charge you court fees lawyer fees processing fees fees, fees,fees for everything . read more

This is not the company to rent from. Stay clear of leasing with them. There are so many negative things, that I don't know where to begin. But let's get started.. there are fee's on top of fees for services "they take care of" like: internet, filters, ring, utilities. Mind you, they go with the cheapest plans. Let's not forget a $90 fee just to pay your monthly payment. Plus, every month the bills go up a little more, with no explanation. Then when you reach out to them for repairs.. they brush you off or don't respond. This company couldn't even do a qualified/ quality inspection of the property before re-renting it. Our rental has so many things wrong with it that shouldn't have been missed at inspection. But here we are, stuck in a home trying to fix them.. with OUR money. From sewer lines, flooring, over grown hill side, paint, electrical, broken sprinklers, broken sprinkler system, what isn't old and not working.. the list goes on!!! Whatever you do, do not rent from this company. Here's an example of their incompetence: Since I have moved in around March 2022, I have had gas leaks in my oven and after several complaints and having my oven shut off for a month, they finally decide to replace the oven. I had scheduled a repair date for November 21 and somehow the date got changed for the oven repairs (by Invitation Homes) and not myself, and now they called me to tell me that they have to move it to NOVEMBER 23rd-THE DAY BEFORE THANKSGIVING, which could ruin our Thanksgiving plans if they order the wrong size or whatever. Our oven is still not usable, and I have two children. The rep's name was Karla (Carla) and she was so rude and unapologetic, blaming me for something that her company did without trying to fix the issue at all. For the amount of outrageous rent we pay, we should not have these issues or have to deal with this type of customer service. Please do yourselves a favor and do not use this company. ***Update 11/22/22-the maintenance tech called me about installing my oven tomorrow (the day before Thanksgiving) and asked me if I had received the oven. I told him no and then he proceeds to blame for his lack of tracking and follow-up. He said, "well if you would have let me know that you didn't receive it," like it's my job to track Invitation Homes' orders. I have reached out to Latanya Scranton, the SoCal regional manager, and she NEVER responds. I have contacted maintenance, the field office, etc and nobody has any resolution for us. They just take your money and ignore you. I asked the maintenance worker where the oven was and he left me on "read". I had to find out if this place was a scam, because they straight scammed me out of a petty $100. I called several times to get an issue fixed with my application process before it expired, and they would tell me that it's at the top of their priority list and someone would be reaching out to me. Never received one call back from Priscilla Trejo or Micheal Raspa. They told me that my $100 application fee would be used toward my next application. Because the error situation with my application was no fault of mine. I kept calling and they just let the application expire without any help. So every time the wind blows wrong, my fence falls. And it fell again 2 days ago and they're making me wait a whole week to get it fixed. Literally anybody can walk in my yard and I can't put my dogs outside which is very inconvenient because the dogs go outside when no one is home and now we're forced to leave them in the house while we work. I thought renting from a property management place would be better than from a private owner but was i wrong. A week after moving in we started having plumbing issues. The shower was backed up and it took about a day for the company to get a plumber only to tell me the plumber won't be doing any work until the request is approved. I asked how long that would take and they said a couple days nothing else. Could not shower for two f****** days!! We ended up using buckets to get water out the shower to avoid it getting on the floor and causing any damage so we don't get charged for it. I sent another request for the living room floor because the planks were lifting. Had my request canceled and said they won't be coming out. It is so hard to get anything fixed thats it is frustrating and upsetting. Almost makes you want to fix it yourself just to avoid calling them. Once our lease is up we'll look somewhere else, nothing that is own by this company. read more

'll start by saying, In spite of reading all the bad reviews on this company. I was looking to rent a home and saw a nice home for me and my family perfect size and location. I applied for the home the Agent that was handling this property was a lil rude but i was thinking just let me get in there and not have to deal with her again. I am a professional person work for the Superior Courts of Los Angeles. I paid all fees and deposits on time. What was needed now was the inspection date from the housing authority. IH only allowed 7days from the time documents were submitted. Now this is a Government agent and sometimes take a little longer esp. if they receive the documents on a weekend and yes IH included the weekends in my 7 days which were not discussed before my deposit was taken., even though they nor Housing are open on the weekends. I kept in contact with the Rude agency Yesenia Hernandez( Glendale office) letting her know that I contacted housing and it will take 3-5 business days for inspection to be scheduled. She assured me that all they needed was for a date. I called and called inspection dept. and finally got a date. Emailed Ms. Hernandez, called and texted her cell number with the good news I had about the scheduling of the inspection which was today December 8th 2023. She never returned my calls or emailed me back, until today which was the scheduled inspection to let me know that the property is no longer available. WHAT!!!! I asked how is that possible when i just spoke to you and you said yes its available and all i needed was a date. Now I am starting from square one. So I asked about my refund of my $3235 deposit. And she said email me and I can have it sent out to you in a couple of weeks. NOOOOOO!!!! How is it that you take it in seconds through your website, but you have to email me a check for refund. I ENCOURAGE anyone trying to rent a home please please please find another source. Because this company can not be what the rental world has come to. I am in tears typing review... All she said was sorry it's out of my hands. Follow up: so someone contacted me via Yelp message. Asking for my information to discuss further I supplied my phone number and email address. But NO ONE has contacted any further. I was supposed to be moving this week but Instead I'm sitting here typing up a follow-up review for a company that has NOT given me a refund of MY DEPOSIT of $3235 that was supposed to hold the property.
