My wife and I live in Dallas and make an annual vacation getaway to southern California. Being big fans of Leah Remini, we are obviously big "It's All Relative" fans. We went to Vivian's Café in August of 2014. We went with the intention of seeing some of the stars of the show. We came away very impressed with the food and atmosphere. My wife had "George's Tacos" and I had the New York Steak Sandwich. Both were fantastic and very reasonably priced. What made the meal even better was getting the opportunity to meet the owners Angelo Pagan and George Marshall. They could not have been more friendly. We took pics and had a few laughs. Yesterday we visited Vivian's and had brunch. What was just as impressive as the food was how Angelo not only remembered us, but came to our table to chat. The food is excellent. The wait staff is friendly and attentive. The owners George and Angelo are great and Shannon also adds to the family style atmosphere of the restaurant. My wife and I will always make Vivian's an annual stop. I recommend Vivian's to everyone for the outstanding food and quaint family style atmosphere. Looking forward to my next visit. read more

Vivian's gets an unscored bonus star for a quaint backyard patio for outdoor breakfasts and brunches. The menu is thoughtful with many tempting dishes. Erin took the Waitress Favorite recommended by our waitress which was a scramble with spinach and mushrooms. I vascilated between Huevos Rancheros and Breakfast Burrito and landed on Breakfast Burrito. The indoor dining area has a tile floor and acoustics that become intense if two many people are talking, clangling plates, or navigating a stroller with a crying baby in through the door frame. A pleasant place to eat and as good as North Hollywood's EAT or Studio City's Aroma. Definitely consider for a weekend breakfast. read more

I went here after hiking Runyon Canyon so I was starving! I was excited because there was no wait and we were able to be seated right away. We sat outside. The restaurant is so cute and have a home town feel that wouldn't make you think it was in LA. I decided to order the pineapple pancakes with turkey sausage and eggs. The pancakes came with two stacks and I ate the whole thing! It really hit the spot after hiking all morning and really filled me up. The prices are really reasonable as well and the service was good. If I were in the area again I would come back. The only downside is it's near impossible to find a place to park. We had to park across the street in a shopping center which you are technically not even allowed to do but luckily we didn't get caught or else we would've been towed. read more

Welcome to the Garden of Eden. Or in this case: the Garden of Vivian. Not necessarily sinfully good, but at least sinfully beautiful. Vivian's is a hole in the wall but not because it is in shabby shape, but because I literally had NO idea it existed less than a mile from my apartment. Quite welcoming, it screams "neighborhood breakfast/brunch spot". I came here for a business meeting and found as much pleasure in the side/back patio garden area as Eden did in biting into the forbidden fruit. With plants, shrubs, and trees everywhere; you aren't sure if you are in a greenhouse or someone's yard. The ambiance is quite serene for both a casual date or in this case a business meeting; as it is quiet, fresh, has plenty of shade, and nice on the eyes. It does allow dogs so I suppose it could get rowdy. Service is somewhat slow... but Vivian's has the feel of a coffee shop so it is expected. The food is delicious but not anything too special. But definitely worth your buck as prices are rather low. ($5 for two pancakes). The pancakes (they are known for these) are wonderful: large, soft, buttermilk pillows of forbidden pleasure. It will certainly fill you up. My complaint is parking, as Vivian's doesn't have a parking lot and there is no street parking adjacent to the building (all red curb) so you have to park further down or up Ventura. Kind of annoying. Adam and Eve would be proud. Perhaps Vivian was their love child. read more

So for starters the food is pretty bomb! Secondly not sure if it was the night prior that was thinking but I was handed a bill for another party 8+ people and me being me I just signed the bill and walked out. Granted there was only 4 of us that ate. Went home and saw what I paid and there was definitely a mix up so I called and left a message because they closed at 330 on Saturdays. Then I get a call from Shannon the daughter of the family owned brunch spot, she already knew exactly what happened and proceeded to know how to resolve this predicament. After a short convo I was reimbursed immediately and honestly one of the best coroner service experiences I've had! Not sure where all the excitement came from in some of these reviews but I'd be happy to take some of these folks to some other places. The vibe, decor and staff are very nice. The food is pedestrian. Hit Denny's or Norm's for a better value and larger portions if trendy is not a prerequisite. Hollandaise sauce on my Eggs Benedict tasted canned. I may be wrong (and please feel free to comment and correct me) but is had no bite and was quite bland. Pancakes were nothing special. French Fries served with the burger were those bagged crinkle cut fries you buy in bulk frozen. Not a nice thin fry as at In-and-Out and not a steak fry. Just a run of the mill fry, below the taste and quality of those at places that have 99 cent burgers. Bottom line ... nice staff, nice decor, ho-hum food with smaller than average portions for the money and not much imagination. read more

I've visited enough to say that I really enjoy dining here. I am partial to the outdoor patio that is nestled in the back of the indoor dining room. The area is mostly shaded by an outdoor canopy and some patio table umbrellas. This all makes for a comfortable and calm dining experience. For the dog lovers of the world - small dogs are allowed on the patio too! This was the first place I ate at upon my move to Los Angeles and we took joy in the pleasant service from the wait staff - they really made us feel welcomed. I was staying at a hotel down the street so I had an opportunity to eat there a few times and always came away enjoying the food and service. I loved listening to the quiet buzz of industry types lingering in the air. The food is solid breakfast fare - I've never been disappointed about the taste or quality. One time I ordered an omlet and it wasn't cooked like I like I was used to back on the East Coast and the waitress simply corrected it and had it made to order. I've been coming to Vivian's for years with friends and have always left happy. Parking is a bit tricky, and sometimes when street parking isn't available you have to be resourceful. Once inside, you are lead through either the kitchen or outside, tucked away in the back, which is blossomy and beautiful. Dogs are more than welcome on the patio, so if you are a dog-lover come here for a nice breakfast with them. Coffe and other beverages are quickly brought with friendly smiles and food comes quickly. Living walking distance away from here was a privilege. Food & Service is always top notch. Small indoor eating section in the front maybe around 6 tables and lager outside patio eating area. I was in the neighborhood so I stopped in for breakfast and didn't see the brothers but they still had the scrambled eggs with lox and onions so I ordered that with home fries. It was as delicious as back in the day. Really good. The staff was nice and seemed caring. The only downside was the breakfast and coffee was $19.61. On the steep side for sure. I took my girlfriend out for breakfast here and we were both disappointed. We looked at the stars and some of the reviews on Yelp. We decided to go for it. First off the place is tiny which its not that big of a deal. They do have a seating area outside which is a plus. The hostess was kinda rude and had an attitude when I walked in. My girlfriend walked in like 10 after me and she picked up the same vibe without me even saying anything. We all have bad days but don't bring it to work. We ordered the steak and eggs, a breakfast scramble and banana pancakes for us to share. The pancakes were awesome. My steak wasn't good. I spent more time cutting fat away from it then cutting it to eat it. Plus it was taste less. The house potatoes that come with it was good. My girlfriends scramble was very dry and bland. Oh, boy - where to even start. First off, Vivian's Millenium Cafe is known for their vast array of delectable pancakes - on the menu there's the white chocolate macadamia pancakes, banana pancakes and chocolate chip pancakes. Next time, if you're feeling fancy, try asking the waitress for some banana chocolate chip pancakes. They're rich, moist and delicious (and I'm pretty sure I just drooled on my keyboard...). I ordered the eggs benedict and it was SO amazing! Especially with the side of the roasted potatoes; absolutely perfect. There's a small seating area inside and a pretty nice sized patio out back; perfect for brunching on gorgeous days. Just be wary about where you sit or you could end up with cigarette smoke in your face your entire meal (yuck). The only qualm I have about Vivian's is the long line that I usually see over the weekends - but now that I've been I can understand and respect the line, it's definitely worth the wait. read more

The place was nice and cozy and it was a beautiful Sunday morning. I was excited to sit down to a plate of breakfast upon the recommendation by a friend for this place. The downside became immediate when we sat down. The place was filled when we got there with only a few tables left. They fill up the space with as many tables as they can fit, going as far as to place tables on a sloped plane. We got one of these tables, and let me tell you, it's no fun sitting feeling like you're about to tip backwards at any moment. Okay, the incline isn't that bad, but there's no denying that it feels AWKWARD. To remedy this, I had to sit next to my friend who was on the other side of the table sitting with the incline. Okay, on to the food! I ordered a glass of squeezed grapefruit juice, Eggs Benedict, and a side of sliced avocado. Everything was fine except for the Eggs Benedict. The eggs were nicely poached and the muffin and ham were fine, but the hollandaise was too frothy. It had been whisked (or blended) too vigorously and created a foamy, unappetizing sauce. The flavor wasn't really there either, probably a result of not being salted enough or not using a decent butter. All-in-all, I was satisfied, mainly because the service was pretty great. There was always someone coming by to check on our food and make sure our water or coffee was filled. I even felt bad that such good service ultimately becomes outshined by lackluster food, but, that's life sometimes. read more

Great food and staff was very attentive. Outdoor seating due to COVID, but it's a nice outdoor setting. We came on a Sunday mid-morning and it didn't get too crowded. Our coffee was refilled multiple times without having to ask, which was nice. Only con is that the tables are WAY too close together. The table next to us was only a foot away! Luckily no one sat there but they offered this table to multiple people while we were eating. Most of the other tables were spaced out, but they definitely were not 6 feet apart. Made the trek over the hill today to grab a bite to eat with a friend. He recommended Vivian's and since I don't know of many places in Studio City I said: SURE! When I arrived, I was prepared to find street parking (thank you YELP for telling me that). I mean, you could park in the Ralph's parking lot across the street if you want to risk being towed, but I didn't feel like having a REALLY expensive breakfast this morning so I nixed that idea. When we entered into a very small room with a whole bunch of tables. I thought to myself, HOT DAMN this place is probably SUPER packed on weekends, but then my friend asked the hostess if we could go out back. He lead me through the kitchen --- hmmm --- and I was greeted by a covered outdoor patio seating as well as uncovered outdoor seating, definitely a lot more space than I originally thought. Got myself a cup of decaf, was good, but the mug was so small, good thing it was free refills! Ha! I ordered an egg white omelette with sun-dried tomatoes, grilled chicken, spinach and onions... Although now that I think about it, I am not even sure if there were any onions in the mix. I also ordered a side salad. My friend ordered two GINORMOUS pancakes, scrambled eggs and hashbrowns... What a big boy, lol... Except he's really not! Oh men and their fast metabolisms! The food arrived in about 10 or so minutes. My omelette looked like an EGG PURSE filled to the brim. AKA: It looks like something I wanted to sink my teeth in immediately! When I did, my taste buds were stoked! Super delicious - I totally recommend sun-dried tomatoes and eggs, I get the combo all the time, it's BOMB! Obviously my friend liked his meal because he admitted that he orders the same thing every time! Hey, I can't judge him because I pretty much do the same thing too! Good to see I am not the only creature of habit in this world! (If you read my other brunch reviews on YELP I always order the same breakfast, lol... Oddly enough, each place tastes different!!) Overall, YUM! I will certainly be coming back! The best part is that another one of my friends lives really close to this restaurant, so we can come back and I can park at her place, free of charge... Although street parking at $1/1 hour isn't as bad as say $30 parking (like DOWNTOWN - ugh!)... My advice to you: GO! Even if you're gluten free, they offer gluten free pancakes. If you're dairy-free (like me) you can order my meal (I asked for them to prepare my meal with olive oil, NOT butter... Came here with a friend the first time and it was decent. So decided to go back since the day is so beautiful and I could enjoy the outside patio. Sat down far awhile without being acknowledged and when I was finally asked if I would like something to drink, in which I asked for coffee. Yummy new spot! Came here with the boyfriend for breakfast today and was pleasantly surprised AND confused. Confused because apparently this place had been there for 30 years, I've driven by it at least 10,000 times, and never knew until today that it was there! Whaaaaaat! I'm off my foodie game! Delicious breakfast they had. .. hmmm. Yes, i talk like Yoda when my tummy is happy. The food here is delish! Banana pancakes, mushroom omelette, grits... THEY HAVE GRITS! HALLELUJAH! HALLELUJAH! We were in North Hollywood to visit Universal Studios when I realized the Vivian's was minutes away from the park. We where the first customers of the day. Dining at Vivian's is like eating in someone's house. The service was outstanding. I didn't get the girls name but she was so polite. We had coffee (so good) and purchased a couple of souvenir mugs. We ordered the Brandon omelet and the Italian omelet. You get a good sized plate of food for your buck. The home fries and really good. It was chilly so we ate inside. When we were done we went to to patio which was quite warm and so cozy. We saw one of the owners, Angelo Pagen. I took some pictures then got up the courage to say hi to Mr Pagen. He is soooo nice. We stayed at the local Hilton when taking a short vacation in LA. The room service was not great so the next morning we searched on Yelp and found Vivian's. Oh my goodness, we were all stuffed after! The kids adored their pancakes. Husband and daughter said the sausage was the best ever (only slightly spicy), while husband loved his French toast. I had a well done omelette which was perfect.
