    This location is small but the service was great. We were seated immediately but it took a few minutes before we were greeted by our waitress. She was nice and efficient. They are currently running a all you can eat pancake promotion. We order sample platter, waffle combo and the bacon, egg and pancakes kids meal. Parking was free however they do offer complimentary valet.

    I'm a caregiver and my patient loves to visit this IHOP almost every day because of the beautiful people that work here, everyone is very nice and sweet. Specially her favorite waiter Ivan, he has won my patient's affection due to his kindness, attention and his charisma, she loves him. The supervisor Vicky is very kind and sweet as well. The restaurant is very clean and tidy. Definitely recommend.

    Vicky the GM and our waitress Ana were amazing. They were able to squeeze us in last minute for the free pancake deal today. Food was great. It was busier than usual due to the offer but seating still did not take too long. Will come again soon!!!

    One of my favorite places to fill up on inexpensive carbs! pancakes, bacon, eggs, what more could you ask for?

And breakfast burritos are notoriously bad travelers. Thirty minutes inside foil and a delivery bag can turn a perfectly good one into a warm, soggy brick. Sobuneh somehow avoids that. I've ordered their breakfast burritos multiple times now and they consistently arrive warm and remarkably intact. The tater tots still have texture, the avocado hasn't turned into mush, the tortilla holds everything together and most importantly the whole thing still tastes like it was made with some care. One piece of advice, get the chipotle sauce on the side. They always honor the request and I think that's part of what keeps the burrito from getting soggy during delivery. Add it yourself as you eat. The heirloom pico de gallo is excellent. It's a little wet, but fresh and flavorful enough that I don't care. I just wish they had a legitimately hot salsa. The available sauces don't quite get there, so I usually end up reaching for whatever nuclear option I have at home. Even the tater tots travel surprisingly well. They're obviously never going to be straight from the fryer crispy after a delivery drive, but they're still warm with enough crunch left to make them worth ordering. Is it expensive for a breakfast burrito? Yeah. There's no getting around that. But there's also something to be said for ordering the same thing repeatedly and having it show up the way you hoped it would. Sobuneh has managed that enough times that I've stopped wondering whether the last order was a fluke. A very good breakfast burrito and one of the rare ones I'd actually recommend having delivered.
