My favorite dishes here were definitely the yellow curry and the crab fried rice. Both were packed with flavor and absolutely delicious. Honestly, everything we tried tasted really good. The people working there were also incredibly nice and welcoming, which made the experience even better. Definitely a spot I'd come back to again!

There is plenty of street parking right out front. There are about 7 tables and the employees are so friendly!

This is one of my go-to spots for Thai food in Burbank. They used to go under a different name so I hadn't ordered from here for a while, but it's still great. The staff members are always super sweet too. Although they don't have a huge area for seating, it's not usually packed here and I love the little trinkets and lights they decorate the place with. Street parking isn't too bad either. I ordered the panang curry. You can choose your own spice level and the coconut milk definitely helps balance the spice. Although the curry comes with rice, keep in mind that this is only enough rice for about half the portion of the curry, so I would order an extra side of rice.

What I could eat of the meat was tasty and I know ribeye is a fattier cut of meat but this was a terrible cut, mostly fat. I let the waiter know and showed him that most of if my dish was unedible, but all he did was say he'll tell the chef and there was no effort to fix the problem or even offer a discount even though I couldn't eat half my dish. $25 for something I could barely eat and i had to pay extra for a side of rice even though the menu said it came with rice.

The male waitress was good and demonstrated patience, willing to work with deaf customers. No issues with communication. The place inside is kind of small here is no parking lot but there is some on curb on the street. I got curry dumplings and khao soi. I was able to request substitute and add for extra charge. read more

This is a very cute little restaurant. The vibe inside was very calming and I would even say romantic. It feels very clean inside, and the water tasted clean and showed up in a cute mason jar. I got the pad Thai lunch special. The pad Thai was very flavorful and delicious. I would definitely get it again. But strangely, they brought my pad Thai with no peanuts. Once I asked, they brought some out for me. Not sure if it's by request only. The salad had very little dressing right on the top so I had to ask for more of that too. I've also looked at other pics on Yelp and noticed others have received what looks like sweet and sour sauce for their egg roll, which I did not receive. The egg roll was perfectly crispy, but it definitely could have used that sweet and sour. Overall though I enjoyed my lunch here and would come back. read more

I've ordered takeout from here a couple times and their KIIN Thai Fried Rice and P.E.T. (Pumpkin, Eggplant, Tofu) are my favorites! We wanted to bring the family to try dining here for the first time and we were easily able to call the day before to make a weekend lunch reservation for the 6 of us. We took over the restaurant operations from Siam Smile on May 1st and change to be a better version of Thai Food and now we can say WE ARE MSG-FREE, CAN FOOD-FREE and Almost of sauce we used are Gluten Free! hope you Enjoyed!!

My son didn't make a reservation because it was a Wednesday night and he didn't think it would be crowded. But with 5 adults and a baby carriage, we had to wait for the right table because the somewhat small restaurant was full. We soon got a good spot and ordered the shrimp ceviche and the pan fried dumplings for appetizers. The ceviche was served on a bed of crispy noodles and it was refreshing and satisfying. The dumplings were crispy, not greasy, and flavorful. For dinner, we got 2 orders of japchae and 3 orders of bibimbap. With 2 Korean-born children and having visited the country, those are among our family's favorite dishes. And they did not disappoint. The japchae noodles were just right. They were not too firm and not too soft and well-seasoned. With a mixture of veggies, meat, mushrooms, eggs, and that delectable sauce, the bibimbap tickled and satiated the tastebuds. I told the server there was a birthday at the table and she brought out an excellent creme brulee with a candle in it. My husband and I didn't pay the bill. But the prices were reasonable with most of the entrees costing less than $20 each. We have four more days in town and may very well make another visit to indulge in that scrumptious food.

I had put in a request to ensure the bowl was prepared vegan and the employee assured me it was, when picking it up. She was friendly and helpful. The restaurant itself was small and cute, clean and well maintained. Parking was also very easy in their lot. The bowl I got consisted of purple rice, rice noodles, veggies, tofu and a tamarind vinaigrette with a satay glaze. The sauces were very savory and had a good blend of being spicy and sweet. Everything was so well seasoned and it was hearty and filling. I could really taste the freshness of everything and the textures were all on point! It was very reasonably priced for what I got!

The restaurant has a charming fresh feel, nice decor and ample seating for groups. It was a little warm this summer afternoon but in all honesty it kinda added to the ambiance and reminded me a little of eating in Hanoi. I even verified with the girl on the phone when placing the order i wanted jalapenos. The banh mi has no jalapenos, half the sandwich is daikon and carrots with a cucumber and the thinnest layer of overcooked beef on top. I ordered last month 2 banh mi and egg rolls. Banh mi had no jalapenos either, the egg rolls were missing lettuce wraps and the sauce was half the to go container. I've eaten here in person and received lettuce when eating in the restaurant, their yelp photos show lettuce wraps with the egg rolls. But every time i ordered egg rolls for takeout it is missing lettuce wraps. The one time i ordered and got the lettuce wraps with egg rolls, i had to explicitly tell them to add it that time. I thought this placed served the food as it should be in their culture? I've held back leaving a bad review of this place because i thought they would somehow improve or it was a one off mistake but this was the final straw. Consistently screwing up or intentionally holding back ingredients on takeout orders crazy. How much are you actually saving by with holding lettuce, sauce, and jalapenos??? This place used to be good, now it's just another above average spot. If you want banh mi, go somewhere else and be less disappointed.

No wine, beer or alcoholic beverages available here, however excellent mocktails (Rose Mojito, Bloody Lychee), teas, and various classic beverages. We experienced a minor mix up with my order initially, I was brought a noodle dish with steak, but I think it was meant for another table since I don't eat meat and can't remember the last time I used steak in a sentence. It's super clean but without feeling steril. When we sat down, we noticed a nice woman with her mom who was celebrating her 95th birthday and we sat next to them. They were both very sweet and mentioned the items they got and how good everything was. We basically mirrored their dishes and were not disappointed by our choices. Generally, when you're at a Thai restaurant, you can't go wrong when you take advantage of suggestions given to you by two beautiful Thai people. We started off with an appetizer called "Gold Rush" which are 6 crispy, yet chewy wontons that are cooked until golden and then the dipping sauce was a tangy soy vinaigrette which I initially wished had not been taken away with our plates when we were done but any concern I had was soon forgotten when the other dishes came out because everything was so well seasoned that I never once thought, "I wish I still had some of that dipping sauce". We ordered the Laab Chicken which I always crave because so many Thai restaurants don't serve it. But Spice Season offers it and that might have been my favorite dish. I always order it without the rice powder because I don't like the powdery ground rice. I think it's a distraction from everything else in the dish. Our server didn't blink an eye when I asked that it not be included. Next, we ordered the Pad Thai. It was delicious. The noodles are thinner rice noodles (like angel hair) than what I have typically experienced (more like the size of linguini) but I loved the dish overall, would not change a thing and will definitely order it again. Blazing Basil Beef was the next dish that came out. The beef was super tender that night but it did not heat up well the next day. It got tough, even though I heated it up using a very low microwave power setting. This was in no way a reflection on how they cooked this dish because it was perfect when it came out. I will try the Heaven Scent next time or Spice Season Steak in lieu of Blazing Basil but that is not to say I would never order it again - far from it - but we are excited to try other dishes as I have noted further below. Rounded everything out with the Pineapple Fried Rice which I crave just as much as Laab but I'm usually nervous to try it because so many times the rice doesn't have any flavor, or not enough pineapple juice but not the case here! It was delicious! D'oh! I forgot to mention the Matcha Cheesecake which was heavenly. It took me several days to finish that off and unlike the Blazing Basil, it held up fantastically in the fridge for the next few days which is how long it took me to finish it off. Honestly, everything we tried was incredibly fresh, bursting with different flavors and cooked the way we enjoy our Thai food. We were not rushed, and the person who took our order said that we had ordered plenty of food which I appreciated - we do tend to over-order but that's because we eat the leftovers but I thought it was nice that she gave me the "that's probably enough" sign. Last thing I will mention just to help others on the spicy scale, we love our Thai food spicy. I read some reviews where people said the food was not spicy enough. We told our server that we like spicy and that we would leave it up to her - she said that everything would be a 4 out of 5 on the spice scale and while it was perfect for me, my husband thought it was just a tad too spicy but I think he's just out of practice. ;) We will probably go with 3 out of 5 next time, unless I'm alone. Then I would go back to 4 on the spice scale! I'm excited to try the Papaya Salad, Lime Steak Salad, Tom-Yum Fried Rice, Heaven Scent, and Lemongrass Soup. They definitely have a wide variety of food offerings, including things I've never heard of or seen. Something for everyone!

First, their cafe de olla is absolutely delicious. This remains one of the only places where I genuinely enjoy ordering cafe de olla. Second, their food is incredible. They serve excellent portions, everything tastes fresh, and the food is just so good. I've had their taquitos and chilaquiles, and both were delicious. The only downside is that every time I've come, there has usually been a bit of a wait, especially because the restaurant itself is pretty small with limited seating. The inside is cute, but small, so we usually end up sitting outside. This is where their Monrovia location does have the advantage because it has much more space. Parking can also be tricky. Good luck finding a spot close enough where you don't have to walk far. We usually end up parking in the residential area around the corner. That said, the staff are wonderful and always try to be as accommodating as possible despite how busy they are. Highly recommend this place if you're okay with possibly waiting a bit for seating. The food and cafe de olla are worth it.

Located right in downtown Burbank, you walk in and order at the counter, you get a number, and they bring the food out to your table when ready. It's very casual, plenty of seating inside and outside. Staff were super friendly and welcoming, which is a huge deal and very rare nowadays. They even had a new happy hour special. Who doesn't love a $3 beer with lunch? As for the food, I was thoroughly impressed! Pastrami melt was amazing! Full of delicious pastrami, melted cheese, and pickles. So delicious! Fries looked like they were actual fresh made fries, not frozen, which was a nice surprise. I could also tell that they make their ranch from scratch. The bbq chicken sandwich was also delicious. Side salad was super fresh. Everything was so delicious! Portions nice; prices fair. I am impressed with Wild Carvery because I could tell that the ingredients are fresh and the quality is high. I also suspect that they make their own pickles? But I'm not sure. If quality and freshness are important to you, I highly recommend checking out Wild Carvery. I can't wait to come back and try their burgers.

If I could leave more than 5 stars for this place I would, that's how much I love it! My favorite Thai restaurant in BURBANK! I've been coming here since they changed to KIIN and it's always amazing! The food is fresh, delicious, and flavorful. The service is always great and it's very easy to get curbside pickup. My absolute favorite dish here is the Pad Thai and Pad See Ew. I've never had it this good anywhere else. Great flavors, with just the right amount of spice! I also usually get the Chicken Satay and their peanut sauce is delicious! The soups are also great, especially the Tom Kha. I'm also a big fan of their curries, especially the Yellow Curry. Anything you order here you just can't go wrong! For dessert, the Coconut Rice with Mango of course! The taste from the sticky rice goes so well with the coconut cream. Always amazing and my go-to for Thai in BURBANK! LOVE THIS PLACE GOOD LUNCH SPOT EVER!!!!!!! I used to come here a lot for the past years. And I have been very impressed with the service and the food. I come in today on my lunch with my co-worker and was surprised they changed the plate for Lunch special and its look so NICE! clean and neat. And it's perfect portion for me to be full. They told me they removed the soup that's a little sad but they told me soup will be back on Winter. So thats makes sense. Can't Complains on the food cuz it's SUPER DELISH. Salad normally comes with peanut dressing but today i got the salad with the different dressing yellow dressing kind of thing and it's also good. Siam Smile is the best Thai restaurant in Burbank for sure. It's my favorite Thai restaurant period but certainly in Burbank. The food is awesome and their specials are on point. I pretty much always order the lunch or dinner special, depending on when I'm there. Lunch: For $6.95 (M-F until 3) with egg fried rice, tofu soup and two fried wontons of either chicken, beef, pork or tofu. The beef and pork are my two favorites. Dinner: $9.95 that gets you the same but with an egg roll and slightly bigger servings. If you don't want a preplanned meal I highly recommend the: the pad thai noodles, spicy bamboo, shrimp and scallops or the pineapple curry. All of these dishes are A+'s and oh so good. Top notch service never hurts a restaurants cause either. read more

I like little restaurants. Truly. I would take a little hole in the wall over a big fancy restaurant any day of the week. And I eat at Sawan usually once a week. Very easy to miss unless you are looking but they stay open all day (you know how some restaurants close at 3 to 5? hello- not all of us have 12:00 lunches) and their peanut sauce is great. I would just eat the peanut sauce if I didnt like their other options. They have a killer lunch menu till 3:30pm- $4.50 for an entree!!! Panang and veggie curry are my faves. Their pad thai is very tasty and their thai salad and chicken sate are a must try. The same gal is always there- and she is so sweet and helpful. They do have brown rice but its not on the menu, fyi. read more

Came here for lunch by myself, and the place was full, so i waited for a table and was seated, then ordered my food. The food arrives a few minutes later, then a group of 4 people walked in, but all of the tables were taken, so in the middle of my meal while i was eating the waitress asked me if i could change tables to the smaller table so they accommodate a bunch of strangers. Then i was moved outside in the sun with some idiot smoking near me. I was very annoyed by this, those people could have waited just like i had to, but i guess a few cheap plates of food are more important than a potential life time customer. KIIN Thai Eatery in Burbank is hands down one of the best Thai spots I've ever been to. I usually stick to Pad Thai or Pad See Ew when I eat Thai, but the staff suggested I try their curries, and wow, what a game-changer! Order our food via the yelp 24 hour app. Yelp had issues displaying what we order verses what actually was printed out to the merchant. Our order was messed up, however they fixed the order and was very polite and wanted to learn what thing went wrong in the online order system, so they would not mess future orders up. We were waiting for our passports to get ready at van Nuys post office which just gave us an hour to get something to eat. This place was close by so we gave it a try. Great food. Wow back again and they have great new menu item. The Thai Beef Jerky and Lobster & Seafood Panang Curry are so delicious. This place always be my favorite Thai Food. read more
